Taxes

All personal and real estate property is subject to taxation. Real property is land and improvements to the land. Personal property includes property such as cars, boats, and farm equipment. The amount of taxation for real and personal property is determined by market value of the property. Tax statements are mailed by the county and city treasurers in early November. Taxes must be paid by Dec. 31 or be subject to penalties. Just because a property owner does not receive a tax statement does not mean that taxes are not due. New residents must go to the county assessoršs office at the county courthouse to get put on the tax roll. Buying real estate does not automatically put someone on the personal property mailing list.

Real Estate
How to calculate real estate property taxes (residential):
Take the market value of property and multiply it by 19 percent (a rate determined by Missouri State Statutes) to reach the assessed value. Then, take the assessed value and divide that by 100. Then, multiply that amount by the tax rates. This is the amount owed in taxes. Example: A resident within the Chillicothe city limits and owning a home with a market value of $100,000 will pay a total of $1,116.50. Amount to be paid to the City of Chillicothe: $155.02. Amount to be paid to Township collector: $961.48.

Personal
Calculating personal property taxes:
Take market value of property and multiply it by 33.33 percent (a rate determined by Missouri State Statutes) to reach the assessed value. Then, take the assessed value and divide that by 100. Then, multiply that amount by the tax rate. People residing within the city limits of Chillicothe must pay taxes to both the city of Chillicothe (at a rate of 0.8071 per $100 assessed valuation for 2005) for
city services and to Chillicothe Township (at a rate of 5.0520 per $100 assessed valuation for 2005) for services provided by several taxing entities (state, township, road and bridge, nursing home, library, health center, ambulance and developmentally disabled). Example: A Chillicothe resident owning a car with a market value of $10,000 will pay a total of 195.86 in taxes: Amount to be paid to the City of Chillicothe: $27.19. Amount to be paid to Township collector: $168.66.
